Your rooms in the centre of Dornoch

The Meadows accommodation is filled with luxury touches: Egyptian cotton sheets; fluffy bath towels; hairdryers; complementary bathrobes and Temple Spa toiletries. The bathrooms all have powerful showers and 1 suite has a double-ended, free-standing nickel bath.

All our bedrooms are named after local Lochs – most of them are favourite fishing spots

Here is a summary of the available bedroom facilities:

  • Fleet.  The master bedroom has a super-king double bed (which can also be set up as twin beds) with en-suite bathroom. The stylish, dark pink bedroom leads on to a pale blue bathroom, featuring a solid nickel stand-alone bath and large shower.
  • Buidhe.  Our second bedroom is filled with light and has a king-size double bed. It has an en-suite shower room in dark blues.
  • Lannsaidh. The third bedroom is the smallest, but we think it is beautifully formed! The walls feature a pattern of dandelion clocks and there is a king-size double bed. It also has an en-suite shower room.
  • Migdale. This is the only bedroom situated on the ground floor and it has a next-door shower room, with his and hers basins. The room has a super-king double bed, but can also be set up with twin, single beds.

Living Space

Reception rooms, kitchen, dining and storage

  • Fully equiped kitchen for self cateringThe Kitchen is spacious and well-equipped with granite surfaces, electric ovens, an induction hob, dishwasher, fridge/freezer and microwave/combi oven. There is a breakfast bar which accommodates up to 4 people, chatting to the cooks or helping with preparations. The light is filtered into this room through a huge stained-glass window, featuring a scene of selkies (seals) basking on the sandbars at nearby Loch Fleet. (You can go and see this amazing scene for yourself every day at low tide). The Kitchen is open plan to both the Dining Room and the Sun Room.
  • The Sun Room. This area, just off the Kitchen/Dining room, is a peaceful, well-lit place to sit and read a paper – or just to join in with the chat from the kitchen.

Dining Room. This room has a wooden farmhouse table which can seat 8-10 for long, holiday dinners, as well as a window seat for enjoying the afternoon sunshine. There is a Bluetooth speaker on the breakfast bar for your use. Sunken into the wall is our “House Honesty Bar” which we keep stocked with some local whiskies for your enjoyment.

  • Utility/Cloak Room. The back door entrance is straight into the Utility room. Besides having coat-hooks and space for sandy shoes, this space also contains a washing machine and tumble-drier, plus various cleaning products.
  • Golf club store. The shed outside is lockable and ideal for up to 8 sets of golf clubs.
  • Outside. The garden is south-facing and forms a peaceful haven in the centre of the town. The generous terrace area is ideal for al fresco drinks and food – and there is a BBQ in the Golf Club Store, along with garden furniture. The gravelled drive affords off-street parking for 3-4 cars and there are 2 electric vehicle charging points within 100 yards of the house, on The Meadows (Road).
  • The Sitting Room has an exposed sandstone wall and pitch-pine window surrounds and the room is kept ultra-cosy with a wood-burning stove. Two 3-seat sofas, a large window seat and an occasional chair, create a perfect space for entertaining or snuggling up to watch a film on the large, wall-mounted smart TV.
    The Sitting Room shelves contain a variety of books you are welcome to read, as well as local OS maps for planning walks and other adventures. The cupboards under the window seats contain a plethora of games and jigsaws.
  • Accessibility. The Meadows has front and back doors, both of which are accessible for wheelchairs, if required.
  • Sustainability. In 2022 the house was rebuilt, from the inside-out. It is now fully insulated from the floor through the walls to the roof, and is heated via an an electric air-source heat pump. Downstairs, this is through underfloor heating and upstairs we have radiators. Over 50% of the windows are now double-glazed.
  • Downstairs the open-plan living space includes a stunning kitchen/dining room with stylish granite work surfaces, hand-made units and top of the range appliances. A large dining table comfortably seats eight, and there is additional seating at the breakfast bar and connected sun room. A further, separate sitting room has a wood burning stove and provides the ideal area to chat, listen to music or watch TV. A utility room contains handy washing and drying facilities. There is super-fast WiFi throughout the property.

Garden, Storage and Extra Services

Outside, the Meadows has a secure store for visiting golfers to keep their equipment in. The sandstone patio has benches and a table to enjoy the long summer evenings, as well as a BBQ for those wanting to eat al fresco. The garden is pretty and enclosed (we welcome children and one well-behaved dog). There is off-street parking for three cars and further adjacent parking. An electric vehicle charging point is about 100 m away.

Groups staying at the Meadows can order from our menu of ‘at home’ ready meals and packed lunches. A private dining experience is available by arrangement, although there are also great restaurants nearby. Additional cleaning services are available on request.

“I stayed at The Meadows Accomodation in early July 2024 with three fellow golfers.  The house is quaint, beautifully presented, spacious and well appointed.  It has four ensuite bedrooms, a nice open plan kitchen and dining area, a laundry and a very comfortable lounge/TV room.  Ginny went to great lengths to make sure the house was perfect for our arrival, even buying my favourite coffee pods.  The location is exception, about a wedge from the main street and within easy walking distance of the town, restaurants and the Royal Dornoch golf club.  Luigi, our favourite restaurant of our two week Scotland trip, is only 50 metres away. A highlight of our stay was our in-house ‘Nae Bother’ dinner, a superb seafood three course meal prepared by the lovely Victoria.  The quality of the house, the location and the exceptional attention to detail by Ginny and Victoria make this a must stay private residence if you are visiting Dornoch.  I hope to be back and cannot recommend The Meadows highly enough.  It easily justifies a five star rating”
